Stages of Design and Construction

1. Find a site for the home
This is truly the starting point of any construction and an additional service that Fine Home Builders offers our clients. Fine Home Builders’ keeps an inventory of lots for that specific reason, but there are times when our lots may not suit the needs of the buyer due to location, size, and nature of the lots we hold in inventory. For this reason, Fine Home Builders’ will keep abreast of all “new” home communities, those ready for construction and those on the horizon. We can work with you and help locate the site that suits you and your families’ needs, priorities and budget, then acquire it for construction.
 
Once we have a location, we now have the parameters for designing a home. These parameters include size of the lot, topographical factors, building restrictions and requirements, and cost. These are all valuable that will let us proceed to the next stage.

2. Design a home
This stage is truly enjoyable. We work with our clients hand in hand in designing their home with a draftsman who works for us. Now that we have the location that the home will be built, we can design the home to fit the flow of the land. A key first component is to know your budget. Now that the cost of land has been established, we can budget the cost of the home itself. We will design a home that is structurally strong and as cost effective as the homeowner wishes. It is important to work hand in hand with a builder at this point so they can deep costs in perspective for you and educate you as to options as they are crossed in the design.
 
3. Detail the finish specifications for pricing
Now that we have designed the home we need to secure bids for the home. To do this we will need to review the plan room by room with you and discuss your vision of finishing features. These areas range from flooring, trim, windows, HVAC, plumbing, electrical, and all related interior and exterior enhancements you may wish for your home. Once we have this information gathered we will present it to our contractors and suppliers for bids. Typically our contractors will secure their bids for 60-90 days because of the fluctuation of material costs throughout the year.
 
Once we have received all the bids, which typically will take 1 week, we will compile all the number together to present you with the overall home cost.
 
4. Sign Contract to build the home
This meeting will finalize all the work we have done to this point. Fine Home Builders will present you with the overall cost of the home once reviewing a 10-page specification, which details the home as we bid it out, and also review the plan to make sure any changes or details are reflected in both of these articles. Upon agreement of the bid we will proceed to sign the documents to start construction. We will sign the plan, which we created for you, the specifications which we just presented to you, and a contract to build. These documents and approximately 10% down payment are all that’s necessary to start construction.
 
5. Start Construction
Once we sign contract, the next day we will put everything into motion with surveying and scheduling the site work in preparation for the foundation. We will have presented you with a list of vendors and suppliers who you will need to contact throughout the construction process to make your selections. We will list it in order of necessity and always keep you abreast of when selections are needed and where we are in the process as to give you ample time for a definitive selection. You will find that we are just an e-mail or cell phone away should questions arise, plus we have scheduled walkthroughs periodically throughout building to clarify and review selections and/or make changes.
 
6. The Building process

7.   Completion, Closing, and Warranty
